The House

An 1855 brownstone on a Brooklyn Heights street corner.

138 Joralemon Street was built in 1855, when Brooklyn Heights was already the city's first true suburb of stately row houses and shaded sidewalks. The house has stood through the arrival of the subway, the construction of the Brooklyn Bridge approach, and the transformation of the waterfront below into Brooklyn Bridge Park. Its brownstone facade, carved cornices, and arched entry survive as they were built, and they remain the first thing you see from the street.

The District

Inside New York City's first landmarked historic district.

Brooklyn Heights was designated New York City's first historic district in 1965, a protection that has preserved roughly six hundred pre-Civil War houses within a few walkable blocks. That designation is why the neighborhood still reads as a nineteenth century village: low rooflines, brick and brownstone, gas-lamp scale streets, and a tree canopy that closes overhead in summer. Buying a condo in Brooklyn Heights means buying into a piece of protected architecture, which is a large part of why values here have held so consistently.

The Restoration

Preserved at the street, entirely reordered behind it.

OPerA Studio authored the architecture of the conversion, keeping the period fabric and street presence of the house intact while reorganizing everything behind the facade into three complete homes, each with its own light, proportion, and sense of arrival. Structure, mechanicals, plumbing, and electrical are new throughout. Central heating and cooling is concealed behind linear diffusers, and every residence is wired for smart lighting, climate, and audio from day one.

The Interiors

A curated palette of rich stone, warm wood, and premium brass.

Statement kitchens feature custom White Oak cabinetry, sculptural marble countertops and backsplashes, and integrated luxury appliances. Spa-quality bathrooms are finished with Dorcia Bone porcelain surfaces, Green Nile marble details, custom Frozen Walnut vanities, and aged-brass designer fixtures. Every residence is further enhanced by smart home–ready systems, central heating and cooling with linear diffusers, and White Oak chevron floors that bring a refined, textural warmth to every room.
